Getting the whole group under one roof is what the Poconos do best. These homes have five to eight bedrooms, and many add a game room, theater, hot tub or pool so everyone has something to do.
Each township sets its own occupancy limits (often based on bedrooms or septic capacity), so every listing shows how many guests it can legally sleep.
Planning a group trip
- Book early for summer (June–August) and October foliage, the busiest times in the Poconos.
- Check the guest limit on each listing. Townships enforce occupancy caps and quiet hours.
- No parties or events: these are homes in residential communities, and neighbors and HOAs enforce noise rules.
- Count cars. Many homes and townships limit parking.
